Mortgage interest rates are rising but you really need to look at the history to understand the trends. Over the past two years, homebuyers enjoyed historically low interest rates. In 2021, the average 30-year rate dropped to below 3% at times, according to Freddie Mac. That’s the lowest rate in 50 years. As of mid-October 2022, the 30-year average mortgage rate was around 7%, according to Freddie Mac. That seems high to a lot of buyers but that’s because recent rates have been at an all-time low. In 1981, interest rates were 16%, according to Freddie Mac. They didn’t drop below 10% for the next decade. In 2000, the average 30-year rate was around 8%.
Don’t let rising rates discourage you from buying. There are many benefits and cost-saving reasons to own a home. When you buy, the interest rate is tax deductible, unlike your rent. Renting won’t always save you money, especially over the long-run. Unfortunately for renters, when mortgages rates rise so does the price of rent. There are also opportunities to refinance when rates drop.
